Roof replacement

A roof project should feel clear before the first shingle comes off.

We connect property owners with independent local roofing businesses for project reviews and written proposals. The final contractor, license, insurance, materials, schedule, warranty, and price are identified in the project contract before work is authorized.

  • Start with an inspection. A qualified roofing partner documents visible conditions, measurements, and any immediate protection needs.
  • Get the scope in writing. Compare materials, ventilation, flashing, disposal, permits, schedule, exclusions, and workmanship warranty.
  • If you plan to file an insurance claim, you control the claim. Your insurer decides coverage and payment. No contractor can promise claim approval or a particular settlement.
  • Approve changes before extra work. If removal exposes damaged decking or other concealed conditions, request photos, a written change order, and updated price before the added work proceeds.
Pricing depends on the actual roof. Roof size, pitch, layers, access, materials, flashing, code requirements, disposal, and concealed damage can change the estimate. We will explain known assumptions and price changes for your written approval.

02 / PROPOSAL

Review the written proposal, contractor credentials, materials, exclusions, and schedule.

03 / CONTRACT

Sign with the selected contractor. Confirm payment milestones and any insurance-related paperwork.

04 / COMPLETION

Coordinate access and cleanup; review completion documents and final invoice.

Insurance note: You choose whether to contact your insurance company and make a claim. The insurer determines coverage and payment under your policy. Contractors may provide estimates, photos, and factual project documentation within their role; claim negotiation or public adjusting is handled only by properly authorized professionals. Your deductible, exclusions, upgrades, and uncovered costs remain your responsibility unless your policy says otherwise.
Gutters & drainage

Move water away from the building.

We can help coordinate gutter replacement, repairs, guards, and downspout adjustments after reviewing roof edges, drainage paths, access, and existing conditions.

  • Written dimensions, materials, color, and downspout locations
  • Access, landscaping, buried drains, and safe ladder setup considered
  • Hidden rot or fascia repair priced separately in a written change order
  • Payment schedule stated in the signed project contract

Deposit and payment terms: A proposed deposit may generally be 20–30% when the project contract and applicable law allow it. For Maryland residential home-improvement contracts, no payment may be accepted before the contract is signed, and the deposit at or before signing cannot exceed one-third of the contract price. The signed contract states the actual payment schedule. Commercial work uses the payment terms written into its contract.

Commercial windows

Clear glass. Thoughtful access. Less disruption.

For storefronts, offices, fitness centers, restaurants, and multi-building sites, we build the window-cleaning proposal around the property—not a one-size-fits-all price.

  • Count, height, access method, interior/exterior scope, and frequency
  • Coordinate tenant or business hours and secure work areas
  • Identify lift or specialty-access needs before scheduling
  • Agree on service limits, water access, weather plan, and closeout
A quote may change if the site visit reveals difficult access, damaged glass, construction residue, hard-water deposits, safety restrictions, or areas outside the original scope. Any change is documented for approval first.

Edgar Pimentel, founder of EP-Capitol Group
The vision behind EP-Capitol Group

One person can start an idea. A strong network can make it real.

A guiding idea: Every project is a chance to build trust, opportunity, and relationships that keep creating value for property owners and local businesses.

Edgar Pimentel founded EP-Capitol Group to keep creating: new projects, new partnerships, and practical ways to bring good people together. His vision grows from hands-on business experience and a belief that local small businesses deserve a fair opportunity to do excellent work.

Some days that means reviewing a property need. Other days it means meeting a contractor, exploring an investment, or developing the next idea. The goal is to build a group that keeps moving forward—and invites others to grow with it.

Project rules, payment terms, and important notices.

These draft website disclosures explain how requests and projects are handled. The signed project contract, current laws, and specific site conditions govern each job. Review them before launch.

1. General project terms
  • A website inquiry is not a quote, offer, contract, or confirmation that a project is accepted.
  • Before work begins, the responsible contractor and property owner must approve a written scope, materials, price, schedule, payment milestones, exclusions, cleanup, and applicable warranty.
  • Estimates are based on information available at the time. Measurements, access, weather, permits, site conditions, material availability, and concealed damage can affect price or schedule.
  • Any added work or price change should be documented in a written change order and approved before the added work proceeds, except for urgent protective action agreed by the parties.
  • Project partner businesses are independent contractors unless a signed agreement expressly states otherwise. The contracting party for each job is identified in that job's written agreement.
2. Pre-existing conditions and work-area preparation
  • Before work is scheduled, tell the project team about known pre-existing damage or conditions that could affect the work, including leaks, prior repairs, loose or fragile surfaces, damaged roof decking or fascia, drainage concerns, electrical or access hazards, and sensitive areas. Point out the affected areas during the site review when possible.
  • Before the crew arrives, remove or securely protect furniture, decorations, electronics, equipment, vehicles, breakable items, and other personal property from the work area and nearby access or drop zones. Keep children, pets, and occupants clear of the active work area. If an item cannot be moved, tell the project team in advance so protection and access can be discussed.
  • Conditions that are visible at the site review should be documented in the project scope when relevant. Concealed or newly discovered conditions may require the work to pause while the contractor explains the issue and provides a written change order for approval.
  • To the extent allowed by law, the responsible contractor is not responsible for pre-existing damage or concealed conditions that were not caused by its work, or for personal property left in the work area that the customer did not remove or protect. This wording does not waive responsibility or rights that cannot legally be waived, including responsibility for damage caused by the contractor's own conduct. The signed project contract controls.
3. Roof replacement and insurance claims
  • Inspection findings are limited to observable conditions and do not guarantee that an insurer will cover replacement. Only the insurance company decides coverage and payment under its policy.
  • The property owner decides whether to report a claim and communicates with the insurer. The contractor can provide a written estimate, photographs, and factual construction information within the contractor's role. No promise of claim approval, a specific insurance payout, or a no-cost roof is made.
  • Deductibles, excluded damage, code items, upgrades, and items the insurer does not pay may remain the owner's responsibility. Ask the insurer and contractor to explain differences between the approved scope and proposed work.
  • Before signing, confirm the named contractor, applicable license, insurance, material specifications, ventilation and flashing work, removal and disposal, permits, schedule, warranty, price, and payment terms.
  • If tear-off reveals hidden damage, pause the affected added scope when safe to do so. Request photos, an explanation, a written price and schedule change, and your approval before repair work continues.
4. Gutters, deposits, invoices, and liens
  • Gutter and drainage prices may change after field measurements or if fascia, soffits, roof edges, buried drains, landscape, or other concealed conditions need attention. Extra work requires a written change and approval.
  • For Maryland residential home-improvement work, the contract must be signed before payment is accepted; the deposit before or at signing cannot exceed one-third of the home-improvement contract price. A 20–30% deposit may be proposed when appropriate, allowed by law, and stated in the signed contract. See MHIC's current guidance below.
  • For commercial contracts and later residential installments, the signed agreement sets the agreed payment schedule. Pay against the documented milestones and keep receipts and closeout records.
  • Unpaid amounts may be subject to lawful collection remedies. A mechanic's lien is not automatic: eligibility, notice, deadlines, filing, and enforcement depend on the project and applicable law. Any lien rights must be handled through the required legal process; consult a Maryland attorney for advice about a specific dispute.
  • Do not treat this page as legal advice or as a substitute for the project contract or current law.
5. Commercial, public-sector, and window projects
  • Commercial proposals depend on a site visit or adequate documents, dimensions, access, operating hours, safety requirements, lift or specialty equipment, water/electric availability, traffic control, and required insurance endorsements.
  • Building owners or authorized managers are responsible for identifying restricted areas, access approvals, tenants, alarms, sensitive equipment, and any property-specific protection requirements.
  • For glass cleaning, the scope should identify interior/exterior surfaces, heights, access approach, construction residue or hard-water treatment, frequency, weather limits, and exclusions.
  • Public-sector and institutional work proceeds only under the applicable purchase order, procurement requirements, site rules, and written authorization. Listing an organization as past experience does not imply its endorsement.
6. Contractor and subcontractor applications
  • Submitting an application does not create employment, a subcontract, an agency relationship, exclusivity, a promise of work, or guaranteed project volume.
  • Before assignment, partners may be asked for current licenses/registrations, insurance certificates, references, tax paperwork, safety information, signed subcontract terms, scope and pricing, and project-specific compliance records.
  • Partners are responsible for their employees, taxes, licenses, insurance, means and methods, safety obligations, permits assigned to them, workmanship, and compliance with applicable laws and contract requirements.
  • Never send Social Security numbers, banking information, full tax records, insurance passwords, or sensitive credentials through the demo form. Use a secure method only after a project relationship is established.
7. Privacy, photos, and copyright
  • This demo does not collect or store form data. Submitting a form opens the visitor's email application; the visitor chooses whether to send the message. A future live form must display an updated privacy notice for its actual data handling.
  • Project photographs on this demo were supplied by the owner for this website concept. Do not assume a photograph depicts a roof installation unless that work is visible and confirmed.
